Half of every monthly payment is credited toward your purchase price. At $995 a month, that's $497.50 each month working toward ownership.
Can I use the unit while I'm leasing?
Yes, once Building 2 opens this fall. Building 1 is sold out, so new leases are for Building 2 units, ready Fall 2026. From the day it opens, you use your unit while every payment builds toward ownership.
How much do I put down, and how does a 1031 work?
The deposit to start a lease-purchase is $2,000. If you're buying through a 1031 like-kind exchange, the balance is handled at closing through your exchange, so you can defer the capital-gains tax from the sale of another investment property instead of paying it up front. Ask your tax advisor how it applies to you.
Can I customize it before I own it?
Options like a loft, epoxy floors, or air conditioning are easiest to plan while construction is early. Tell us what you have in mind and we'll walk you through what's possible.
What's included in my unit?
Heavy insulation and heat, a 16′ overhead door, water, sewer, floor drains, a utility sink, LED lighting, and a finished drywall interior. Lofts, air conditioning, and epoxy floors are available as add-ons.
